The Term "Investment Properties"
Many people ask what is different or special about investment properties compared to 'ordinary properties'. There is no difference in the type or style or build quality. Any property being bought as an investment, whether it is a luxury apartment or a detached country house, if it is being purchased as a vehicle to make money becomes an investment property. As to whether a specific house is a suitable investment property depends on the financials of the deal and your own personal finances.

A Great Property deal
We are often asked 'What makes great investment properties?' and of course there is no short answer. However, the key criteria is going to be:
  • Will this property make money
  • Can I afford to buy it
  • Is the deal on offer value for money
If you can answer 'yes' to all of the above then you have in your sights a good investment property opportunity. If the property is being offered at a below market value price which can be used to reduce the amount of deposit money you will need to put into the deal then even better.

Do not fall into the trap of thinking just because a house is being offered with a huge discount, making it massively below market value, automatically makes it a great investment property. We always question why a property is being offered with a discount, what is wrong with it? We carry out due diligence to be sure nothing is wrong with the property and that the reason for the discount is only due to the vendors predicament. Once we have established this, then we consider if we have a good investment opportunity.

The sourcing of investment properties is not an exact science. Different people require different things from investment properties. If you have surplus cash then you can afford to consider a deal with a bigger discount off the open market value but may have a cash deficit each month. The benefit will be realised when you sell the property. Bearing in mind that the aim of every investment property deal is to make money. If you purchase a property with a huge discount but have to subsidise it monthly with a cash injection then you need to sell it before you inject more cash than the size of the discount. On the other hand a deal with just 10% discount and a cash positive rental profit each month can be far better for another investor. It ultimately comes down to how much cash you have to invest with and what your goals are.
