| What do we mean when we say 'bmv property' - Any property of any shape or size whether it is a new build apartment or an old cottage if it is being offered for sale below its true value is effectively being offered below market value, a bmv property. We carry out the following research for all property deals:
- Rental potential - We speak to several local letting agents to get a gauge as to what
rent the property will achieve. We need to know the state of the market in the agents opinion
and what class of tenant the property will attract. If as a landlord you prefer bmv properties
which attracts HMO's and students, then a property with 30% discount in a town with no college
or university is useless to you despite the level of discount.
- Survey - We instruct a RICS survey to be carried out on all properties to establish
the integrity of the property, a mortgage lenders value and the rental expectation. A survey is
worth its weight in gold as on many occasions it reveals details about the property that you
wouldn't have otherwise been aware of.
- Mortgage - Our mortgage broker will be pleased to discuss your requirements with you
once you have reserved a property. Depending on the length of time you intend to keep your
bmv property will influence the mortgage you decide to apply for. If you have a short term plan
to buy and sell within 2 years, then you do not want a mortgage which ties you in for 3 years
just because on face value it has a much better mortgage rate. If you don't have time to research
the terms of the mortgages available to you then find a broker who will do the ground work for you.

- Solicitors - Our deals are structured with a solicitor in place. This facilitates a
fast services. Transacting a bmv deal is really easy if you know how, if you don't
then things can go badly wrong. There are many solicitors in the UK who specialize in conveyancing.
They may cost a little bit more than the local family practice however, in
our opinion they are worth their weight in gold. We are regularly told that this newly emerging
group of internet based conveyancing solicitors are very cheap. Well all we can comment is
that having received call from investors who have used them, many are not experienced
in handling bmv deals.
