Why Invest in Property?

Property in the UK has consistently out performed other investments such as stocks and shares. One main benefit with property as an investment is that you can use somebody else's money to buy it.

Influencing factors which will lead to property values continuing to rise are:
  • UK population growth.
  • Immigrants choose to live in the UK.
  • People choose to live alone rather than share. (divorce / separation)
  • Job mobility forces people to change location quickly.
  • There is a national shortage of property in the UK.

UK Population Growth

It is a fact that the UK population is growing. In fact the UK population has increased by 8 per cent since 1971, from 55,928,000 to in excess of 60 million and the growth has been faster in more recent years.

In each year since 1901, with the exception of 1976, there have been more births than deaths in the UK and the population has grown due to natural change. Until the mid-1990s, this natural increase was the main driver of population growth.

Since the late 1990s there has still been a natural increase and international migration into the UK from abroad has been an increasingly important factor in population change.

UK Immigration

The government are unclear as to the actual rise in the volume of immigrants choosing to live in the UK and have not published any statistics that we could source. However, they do accept there has been and continues to be a steep rise in the amount of immigrants living in the UK. Many of these immigrants will find it difficult to buy properties and as a result will be forced to rent. This is excellent news for investor / landlords.

People choose to live alone rather than share. (divorce / separation)

According to figures, 43% of UK marriages will end in divorce. A sobering thought perhaps, but non the less the knock on effect is that many people will now occupy two properties where as before they only occupied one. In many cases following a divorce one of the parties may elect to, or be forced to, rent a property. Again this is great news for investor / landlords.

Job Mobility

With the shortage of skilled labour in the UK, the need for people to move quickly to other locations is paramount. In many instances skilled labourers find it essential that they can offer employers the ability to relocate quickly. The way many achieve this is by choosing to rent accomodation rather than purchase it. Another emmerging trend is for companies to rent several properties, usually apartments, in key towns & cities around the country. This gives them the benefit of being able to relocate key members of staff very quickly and more cost effectively that using hotels.

National Shortage of Property

In 2007, 167,000 new homes were built in the UK, and this was a pretty typical year for the builders. So if the population continues to grow each year by the predicted levels, then this alone means the UK will be short of some 50,000 new homes each year. Add the influx of immigrants, people living alone, and the skilled work force taking up properties, the UK simply doesn't have enough property. Therefore, we believe that people that do own property in the UK are sitting on a very sought after asset, and sought after assets rise in price.
